Arlington is the fastest market we track. Median 22 days, and 15 when the price is right.
From 753 closed Arlington rentals, July 2024 through August 2026, our own analysis
Sixteen percent of Arlington rentals are gone in under a week. Only five percent are still sitting past ninety days. That is a market that sorts itself quickly, which sounds like good news for an owner and is, right up until you realize what it means: in a fast market, the price you set in week one is almost the entire outcome. There is no slow correction. An overpriced Arlington unit sits 42 days while the correctly priced units around it clear in 15.
Arlington also breaks a rule that holds almost everywhere else. Normally the more expensive part of town rents slower. Here it is the opposite:
| Area | Median rent | Days to rent |
|---|---|---|
| East Arlington | $3,100 | 18 |
| Arlington Heights | $2,900 | 30 |
Median rented prices from closed MLS rentals. East Arlington rents for about $200 more and still leases twelve days faster, driven by the bikeway and Alewife access. Full detail is in the Arlington rent report, updated monthly.
That is worth reading twice if you own in East Arlington. More rent and faster, at the same time. An owner pricing off a town wide Arlington median is leaving money on the table in the east half of town and sitting empty in the west half.
| Unit size | Median rent | Closed rentals |
|---|---|---|
| 1 bedroom | $2,250 | 47 |
| 2 bedroom | $2,900 | 94 |
| 3 bedroom | $4,000 | 60 |
| 4 bedroom | $5,100 | 31 |
Median rented prices, not asking prices, from closed MLS rentals in the six months ending 30 September 2026.
69 percent of Arlington rentals over the last six months went at or above the original asking price. Combined with a 22 day median, that is a market where a well run listing should produce competing applications inside the first weekend.
Everything between an empty unit and the deposit return, so nothing depends on you remembering a deadline or chasing a vendor:
Many Arlington owners we manage for hold two family properties near the bikeway, where tenant demand is strong and the risk is pricing rather than vacancy.
Not ready for full management? If you would rather stay hands on and just need the unit filled, we offer tenant placement on its own. Most owners who switch to management do it right after their first February vacancy.
Two rules catch Arlington owners more than any others, and both carry real money.
Leasing fees changed in 2025. Since August 1, 2025, whoever hires the leasing broker pays the fee. If you hire a broker to fill your unit, you carry that cost and cannot pass it to the tenant.
Security deposits carry triple damages. The deposit must sit in a separate interest bearing Massachusetts bank account apart from your own money. The tenant needs a receipt with bank details within 30 days, a statement of condition within 15 days, interest paid annually, and the deposit back within 30 days of move out with a sworn itemized list of deductions. Miss a step and the tenant can recover up to three times the deposit plus attorney fees under Chapter 93A. On a $2,862 Arlington two bedroom that is roughly $8,600 plus the other side's lawyer.

If you are holding deposits yourself and are not certain your setup is compliant, ask me to sanity check it. That conversation is free and it has saved owners real money.
Because Arlington moves too fast to correct a mistake. In a 22 day market with 69 percent of units hitting or beating their ask, you get one shot at the price, and the right price is different on either side of town. A statewide firm pricing Arlington as a single market will be wrong in East Arlington and wrong in the Heights, in opposite directions.
We publish the Arlington numbers publicly every month from closed transactions, so you can check our pricing against our own data before you hire us. For context on the town, the Arlington neighborhood guide covers the areas and what drives them.
Send me your Arlington address and what it currently rents for. I will tell you what I would list it at for your side of town, how long I think it takes to fill, and honestly whether you are leaving money on the table, using the same closed transaction data we publish every month. Five minutes of my time, zero obligation.

PH Realty Group manages rental property in Arlington. We handle placement, screening, rent collection, maintenance, renewals, deposit compliance and owner reporting, and we price by area off our own analysis of 753 closed Arlington rentals.
Median closed rents in Arlington are $2,250 for a one bedroom, $2,900 for a two bedroom, $4,000 for a three bedroom and $5,100 for a four bedroom, from closed MLS transactions in the six months ending September 2026. East Arlington runs about $3,100 overall against about $2,900 in Arlington Heights.
The median Arlington rental takes 22 days, the fastest of any town we track. Units priced correctly rent in about 15 days and sixteen percent are gone in under a week, while overpriced units sit around 42 days. Over the last six months 69 percent leased at or above the original asking price.
East Arlington rents for roughly $200 more per month and still leases about twelve days faster, driven by bikeway and Alewife access. That combination of higher rent and shorter vacancy is unusual, and it means the two areas need to be priced separately rather than off a town wide median.
We structure management case by case rather than at a flat published rate, because the right structure depends on the property, the unit count and the level of service. Send us the address and we will talk through your situation, and you get the free rent analysis either way.
