What should your Belmont rental actually rent for?

73 percent of Belmont rentals went at or above the original ask. The strongest landlord's market we track.

From 420 closed Belmont rentals, July 2024 through August 2026, our own analysis

A correctly priced Belmont unit does not negotiate. It collects applications. That is the opposite of how most owners here behave, because Belmont is a thin market and a thin market feels risky from the inside. There are only about 420 closed rentals in two years, so any individual owner sees very few comparable units and tends to price defensively.

Pricing defensively in Belmont costs you twice. The median rental takes 27 days. Priced right it takes 18. Overpriced it sits 46 days and gives up about $200 a month in the end anyway. Underprice it and you leave money on a unit that would have had competing applications.

Unit sizeMedian rentClosed rentals
2 bedroom$3,00052
3 bedroom$3,87540
4 bedroom$6,20017
All Belmont rentals$3,300121

Median rented prices, not asking prices, from closed MLS rentals in the six months ending 30 September 2026. There is no one bedroom row because Belmont closed too few to publish an honest figure; the town barely builds small units. Full detail is in the Belmont rent report, updated monthly.

Four out of five Belmont rentals are two or three bedroom units. If you own something outside that shape, the town wide median tells you almost nothing about your property and you need the comparable set pulled by hand.

Why does Belmont's housing stock change the management job?

Because 78 percent of Belmont's rental stock was built before 1940, the oldest of any town we track, and old buildings behave differently as rentals.

Older systems fail more often and fail in more expensive ways, which makes vendor relationships and response time the difference between a repair and a habitability problem. Heat is rarely included in rent here, which changes what a unit can command and makes the heating system a tenant facing issue rather than just an owner cost. And pre 1940 buildings in Massachusetts carry lead paint obligations that owners of newer stock never have to think about.

This is the practical case for management in Belmont specifically. The pricing is the easy part in a market where 73 percent of units hit their ask. The hard part is running an eighty year old two family without a surprise eating the year.

  • Pricing. Priced off closed Belmont data, then professional media, virtual tour, and syndication to over 100 rental sites.
  • One group showing. Every interested renter in the unit at once, which is how a strong market turns into competing applications.
  • Deep screening. Full credit with trade lines, income verified against pay stubs and tax returns, employment confirmed with the employer, and live calls to current and former landlords, to the same standard for every applicant in keeping with fair housing law.
  • Maintenance coordination. Vetted vendors who work on pre war systems, with your sign off above an agreed threshold.
  • Rent collection and owner reporting. Electronic payments, clean records, statements showing what you actually keep.
  • Renewals at no extra charge, reset to the current market.
  • Deposits and compliance, held and returned to the letter of Massachusetts law.

Belmont owners we manage for often hold two family properties they have owned for a long time, where the building is paid down and the whole return depends on not having a bad year.

Not ready for full management? If you would rather stay hands on and just need the unit filled, we offer tenant placement on its own. Most owners who switch to management do it right after their first February vacancy.

What do Massachusetts landlord rules mean for a Belmont owner?

Two rules catch Belmont owners more than any others, and both carry real money.

Leasing fees changed in 2025. Since August 1, 2025, whoever hires the leasing broker pays the fee. If you hire a broker to fill your unit, you carry that cost and cannot pass it to the tenant.

Security deposits carry triple damages. The deposit must sit in a separate interest bearing Massachusetts bank account apart from your own money. The tenant needs a receipt with bank details within 30 days, a statement of condition within 15 days, interest paid annually, and the deposit back within 30 days of move out with a sworn itemized list of deductions. Miss a step and the tenant can recover up to three times the deposit plus attorney fees under Chapter 93A. On a $3,925 Belmont three bedroom that is $11,775 plus the other side's lawyer.

If you are holding deposits yourself and are not certain your setup is compliant, ask me to sanity check it. That conversation is free and it has saved owners real money.

Why use a local manager instead of a statewide company?

Because Belmont is small enough that a statewide firm has almost no data on it and will price your unit off Watertown or Arlington instead. Those are different markets with different stock and different tenants. We publish the Belmont numbers publicly every month from closed transactions, which means you can check our pricing against our own data before you hire us.

Proximity matters here too. Our office is in Watertown, minutes from Belmont, which is what makes same day response on an old building realistic rather than aspirational. For context on the town, the Belmont neighborhood guide covers the areas and what drives them.

Send me your Belmont address and what it currently rents for. I will tell you what I would list it at, how long I think it takes to fill, and honestly whether you are leaving money on the table, using the same closed transaction data we publish every month. Five minutes of my time, zero obligation.

What is the average rent in Belmont, MA?

Median closed rents in Belmont are $3,000 for a two bedroom, $3,875 for a three bedroom and $6,200 for a four bedroom, with an all unit median of $3,300, from closed MLS transactions in the six months ending September 2026. Belmont closes too few one bedroom rentals to publish an honest median.

Over the last six months 73 percent of Belmont rentals leased at or above the original asking price, the strongest landlord's market of any town we track.

Does Belmont's older housing stock affect renting it out?

Yes. About 78 percent of Belmont's rental stock was built before 1940, which means more frequent and more expensive system failures, lead paint obligations that newer buildings do not carry, and heat that is rarely included in rent. Those factors affect both what a unit can command and what it costs to run.

How much does property management cost in Belmont?

We structure management case by case rather than at a flat published rate, because the right structure depends on the property, the unit count and the level of service. Send us the address and we will talk through your situation, and you get the free rent analysis either way.
