In Newton, "the median rent" is almost useless. Nonantum runs $2,700. Waban runs $5,400.
From 1,310 closed Newton rentals across 13 villages, January 2025 through August 2026, our own analysis
That spread is the single best reason a Newton owner should not use a statewide management company. A firm pricing off "Newton, MA" as one market is working with a number that describes almost none of the town. Auburndale is not Newton Corner, and Waban is a different market entirely. We price by village, because we track it by village.
Timing follows the same rule everywhere though. The median Newton rental takes 23 days. Priced correctly it takes 17. Overpriced it sits 52 days and gives up about $300 a month in the end anyway. One extra month on a $3,000 Newton two bedroom is $3,000 you never recover.
| Unit size | Median rent | Closed rentals |
|---|---|---|
| 1 bedroom | $2,438 | 48 |
| 2 bedroom | $3,000 | 134 |
| 3 bedroom | $4,200 | 112 |
| 4 bedroom | $6,175 | 68 |
| 5 bedroom and up | $9,225 | 42 |
Median rented prices, not asking prices, from closed MLS rentals in the six months ending 30 September 2026. Village by village medians, what features are worth and whether rents are rising are in the Newton rent report, updated monthly.
70 percent of Newton rentals over the last six months went at or above the original asking price, the second strongest landlord's market of any town we track. A correctly priced Newton unit should be collecting applications, not negotiating.
Everything between an empty unit and the deposit return, so nothing depends on you remembering a deadline or chasing a vendor:
A large share of the Newton owners we manage for hold two to four unit properties, often the second and third floors of a house they used to live in.
Not ready for full management? If you would rather stay hands on and just need the unit filled, we offer tenant placement on its own. Most owners who switch to management do it right after their first February vacancy.
Two rules catch Newton owners more than any others, and both carry real money.
Leasing fees changed in 2025. Since August 1, 2025, whoever hires the leasing broker pays the fee. If you hire a broker to fill your unit, you carry that cost and cannot pass it to the tenant, so it belongs in your return calculation from the start.
Security deposits carry triple damages. The deposit must sit in a separate interest bearing Massachusetts bank account apart from your own money. The tenant needs a receipt with bank details within 30 days, a statement of condition within 15 days, interest paid annually, and the deposit back within 30 days of move out with a sworn itemized list of deductions. Miss a step and the tenant can recover up to three times the deposit plus attorney fees under Chapter 93A. On a $4,200 Newton three bedroom that is $12,600 plus the other side's lawyer.

If you are holding deposits yourself and are not certain your setup is compliant, ask me to sanity check it. That conversation is free and it has saved owners real money.
Because in Newton the village is the market, and a firm that does not track villages cannot price your unit. The difference between the top and bottom village median in this town is more than $2,700 a month. Get that wrong in either direction and you either sit empty for two months or you undercharge for a year.
Our brokerage is based at 1075 Washington Street in West Newton, and we publish the Newton numbers publicly every month, which means you can check our pricing against our own data before you hire us. For context on the villages themselves, the Newton neighborhood guide covers what drives each one.
Send me your Newton address and what it currently rents for. I will tell you what I would list it at for your village, how long I think it takes to fill, and honestly whether you are leaving money on the table, using the same closed transaction data we publish every month. Five minutes of my time, zero obligation.
