Watertown property management

Property management in Watertown MA from a local office. The median Watertown rental takes 26 days, 17 when priced right. Placement, screening, deposits.

PH Realty Group manages rental property in Watertown, and we are based here. Our office sits at Mount Auburn Street and School Street, we manage doors across town, and we price every unit off our own analysis of 945 closed Watertown rentals rather than a guess or a national rent estimate. Full service covers placement, screening, rent collection, maintenance, renewals, deposit compliance and owner reporting.

The fastest way to find out if we should work together: send me your Watertown address and what it currently rents for. I will tell you what I would rent it for, how long I think it takes, and whether it is a fit. Five minutes, no obligation.

What should your Watertown rental actually rent for?

The median Watertown rental takes 26 days. Priced right it takes 17. Overpriced it takes 48.

From 945 closed Watertown rentals, July 2024 through August 2026, our own analysis

That gap is the entire argument for professional management in this town. A Watertown two bedroom sitting one extra month costs you roughly $2,900 you never recover, and the overpriced unit usually takes a cut in the end anyway. Pricing is not the part of the job that happens after the listing goes live. It is the part that determines everything that follows.

Here is what Watertown is actually renting for right now, from closed transactions rather than asking prices:

Unit sizeMedian rentClosed rentals
1 bedroom$2,40040
2 bedroom$2,900123
3 bedroom$3,45074
4 bedroom$4,20022

Median rented prices, not asking prices, from closed MLS rentals in the six months ending 30 September 2026. Full detail including rents by neighborhood, what features are worth and whether rents are rising is in the Watertown rent report, updated monthly.

66 percent of Watertown rentals over the last six months went at or above the original asking price. That is a landlord's market, and it means a correctly priced Watertown unit should not be negotiating. It should be collecting applications.

What does PH Realty Group handle for a Watertown owner?

Everything between an empty unit and the deposit return, so nothing depends on you remembering a deadline or chasing a vendor:

  • Pricing and marketing. Priced off the Watertown closed data above, then a professional media package, virtual tour, and syndication to over 100 rental sites.
  • One group showing. Every interested renter in the unit at the same time, run like an open house, so demand turns into competing applications instead of a month of one off visits.
  • Deep screening. Full credit with trade lines, income verified against pay stubs and tax returns, employment confirmed with the employer, and live calls to current and former landlords. Same standard for every applicant, in keeping with fair housing law.
  • Rent collection. Electronic payments, reminders, clean records, funds to you on schedule.
  • Maintenance coordination. Vetted vendors who already work in Watertown, with your sign off above an agreed threshold.
  • Renewals at no extra charge. Rents in this corridor drift up on turnover. We reset every renewal to the current market because we know the current market to the dollar.
  • Deposits and compliance. Held and returned to the letter of Massachusetts law, every notice and deadline tracked.
  • Owner reporting. Statements showing income, expenses and what you actually keep.

Many of the Watertown owners we manage for hold small multifamily properties, where one missed step erases a month of cash flow.

Not ready for full management? If you would rather stay hands on and just need the unit filled, we offer tenant placement on its own. Most owners who switch to management do it right after their first February vacancy.

What do Massachusetts landlord rules mean for a Watertown owner?

Two rules catch Watertown owners more than any others, and both carry real money.

Leasing fees changed in 2025. Since August 1, 2025, whoever hires the leasing broker pays the fee. If you hire a broker to fill your unit, you carry that cost and cannot pass it to the tenant, so it has to sit in your return calculation from the start.

Security deposits carry triple damages. The deposit must sit in a separate interest bearing Massachusetts bank account apart from your own money. The tenant needs a receipt with bank details within 30 days, a statement of condition within 15 days, interest paid annually, and the deposit back within 30 days of move out with a sworn itemized list of deductions. Miss a step and the tenant can recover up to three times the deposit plus attorney fees under Chapter 93A. On a $2,900 Watertown two bedroom that is $8,700 plus the other side's lawyer.

If you are holding deposits yourself and are not certain your setup is compliant, ask me to sanity check it. That conversation is free and it has saved owners real money.

Why use a Watertown manager instead of a statewide company?

Because the things that decide your return are local. What a Coolidge Square two bedroom rents for is not what an East Watertown two bedroom rents for, and a statewide firm pricing off a regional average will miss both. We live and work here, our office is at Mount Auburn and School, and we publish the Watertown numbers publicly every month, which means you can check our pricing against our own data before you ever hire us.

Scale also cuts the other way in this business. A national manager measures response time in tickets closed. A boutique measures it in whether the owner got a call back. If you want more context on the town itself, the Watertown neighborhood guide covers the areas and what drives them.

Send me your Watertown address and what it currently rents for. I will tell you what I would list it at, how long I think it takes to fill, and honestly whether you are leaving money on the table, using the same closed transaction data we publish every month. Five minutes of my time, zero obligation, and you will know where you stand whether or not we ever work together.
