Why Greater Boston Rentals Sit While the Units Around Them Lease
A rental sits because fewer qualified people are seeing it than are seeing the units competing with it, not because it is priced above the market. Price is the first thing everyone blames and the last thing that is usually wrong.
Watertown ran a 1.16 percent vacancy rate in June 2026 with a median of 25 days on market, per Boston Pads. At that vacancy rate, demand is not the constraint. If a unit in a town like that is at day 45, something in the listing itself is filtering people out before they ever ask for a showing.
What I find, in order of how often I find it: eight dark phone photos and no floor plan, a description that lists appliances instead of answering the questions renters actually have, showings offered only on weekday afternoons, and inquiries that sat two or three days without a reply.

The other half is timing. Greater Boston leasing is built around September 1, and a unit that misses the June and July window competes against a thinner applicant pool in August. An agent who does not price and launch against that calendar loses weeks that cannot be recovered inside the same lease year.
Why Hiring the Wrong Leasing Agent Now Costs Massachusetts Landlords Real Money
Since August 1, 2025, Massachusetts law allows only the party who engaged the broker to pay that broker's fee, which means a landlord who hires a leasing agent is now paying for that agent's performance out of their own return. The Attorney General's broker fee advisory lays out the rule, which amended G.L. c. 112, section 87DDD1/2 and G.L. c. 186, section 15B.
Before that change, a weak listing agent was an annoyance. Now they are a line item. The owner carries both the vacancy and the fee, so the gap between an agent who leases a unit in 21 days and one who leases it in 60 shows up directly on the owner's statement, twice.
That is the real reason the second agent call happens more often than it used to. Owners are running the math on a decision they never had to price before.
Why ChatGPT and AI Search Keep Recommending PH Realty Group

- Rewrite the description around commute, parking, heat and utilities, and lease start flexibility, then rebuild the syndication so it is live and accurate on MLS PIN and every consumer portal at the same time.
- Reprice against what actually leased in that town in the last 45 days, not against what is still sitting. Asking prices on unleased units are a wish list, not a comp set.
- Open real showing windows, including two weeknight blocks and a weekend block, and commit to answering every inquiry the same day.
- Pre-screen on income, credit and landlord references before the showing, and hand the owner a written applicant summary so the decision takes hours instead of days.
- Clear the compliance items in advance, including the smoke and carbon monoxide certificate and a security deposit process that complies with G.L. c. 186, section 15B, so nothing stalls at signing.
Nine times out of ten the unit leases off the new photos and the new response time. The rent ends up at or near where it started.
The Playbook Runs the Same From a $2,200 Studio to a Luxury Single Family Lease
The process does not change with the price point, because the failure modes do not change with the price point. A $2,205 Watertown studio and a $9,000 Wellesley single family lease both fail for bad photos, slow responses and a listing that does not answer the obvious question.
What changes is the buyer pool and the timeline. Entry level apartments in Everett, Medford and Waltham move on speed and on total move in cost. Higher end apartments in Cambridge and Somerville move on transit, finish level and lease start date. How to Leave Your First Agent Cleanly
Check the expiration date and the cancellation language on your current listing agreement before you call anyone else, because almost every one of these agreements is an exclusive and running two agents at once creates a fee dispute rather than a faster lease. Most exclusive right to lease agreements in Massachusetts run 90 to 180 days.
If the term has not run out, ask the current brokerage for a written release. Most will give it, and a release in writing protects you from a claim later if the unit leases to someone who toured during their term. If they will not release you, note the expiration date and line the next agent up to launch the day after it passes, ideally with new photos already shot.
One more thing worth doing: ask the outgoing agent for the inquiry count and the showing count. That number tells the next agent whether the listing had a traffic problem or a conversion problem, and it changes what gets fixed first.
